The parking lot covers an area of 173,000 sq.m. and is located alongside the area in front of the Brescia Est exit on the A4 motorway. It was studied and created taking into account all the needs of road haulage contractors to be able to use safe service areas and efficient services.

The services offered are divided into:
- people services, which are found in a building of approx. 3,250 sq.m. and include a bar and restaurant, a relaxation area for drivers, lodgings and offices.
- vehicles services, which are housed in sheds of around 6 - 7 metre in height for a Gross Floor Area of around 6,400 sq.m., and include vehicle assistance and repair services. Description

Palazzo Menotti consists of eight floors above ground and a basement, with a total gross floor area of about 6,900 m², 5,563 m² commercial. The building's base consists of the ground floor and the mezzanine floor, above which there are three floors that form the central part of the façade and a floor that constitutes the summit. The ashlar base makes use of classic architectural elements such as the rounded arch that characterizes the shape of the windows of the ground floor and the Doric columns which provide symmetry and support for the balcony of the first floor. The interior, starting from the entrance vestibule and then continuing with the monumental stairs and the halls of the main floors, features luxurious interiors such as marble decorations, mosaics, walnut walls and wooden coffered ceilings, as well as a door engraved with the monogram of Carlo Menotti, the man who devised it and had it realized to crown his achievements. The site covers about 210,000  m² fully owned by the fund, located in a hilly agricultural area (at 120 m above sea level) in southern Piedmont, about 6 km north-west of Alessandria. The municipality of Quargnento is close to the industrial areas of the capital, easily accessible from the motorway, as it is near the intersection of the A26 “dei Trafori” and the A21 Torino-Brescia. The medium voltage connection point belonging to Enel Distribuzione is 100 metres from the border of the property and can be reached along a road with overhead cable conduits.

Description

The plant, authorized with a Single Authorization (pursuant to Legislative Decree 387/03, and thus declared of public interest) was built in 2010 by assembling about 25,000 polycrystalline silicon photovoltaic modules, produced and guaranteed by the Hyundai Group, including fixed ground structures (supplied by Schletter); the energy converters are Xantrex central inverters, manufactured and guaranteed by the Schneider Electric group, which also worked as EPC contractor.

Destination

The plant is built in two independent sub-sections, with peak power levels of 3,066 kWp and 2,642 kWp respectively. The plant was connected to the network and entered into service in February 2011. The plant is fully leased to a company that sells the energy produced and feeds it into the grid; the company is also responsible for management and maintenance. The plant has gained access to the rate incentives under Ministerial Decree 19.2.2007 until February 2031.

The shopping centre is five storeys high with a wedge-shaped surface plan, in which the narrowest part is occupied by the vehicle access ramp to the parking area. There are two main entrances, one on the ground floor that allows direct access to the supermarket and one on the fifth floor which allows access to the multi-screen cinema and spaces for catering. The vertical connections are provided by elevators, escalators and interior stairs, concentrated in the vicinity of the windowed dome that allows natural light into the interior spaces of the most prestigious gallery. The internal connections are characterized by a commercial gallery that connects the parking areas by means of elevators. The internal organization of the spaces consists of a series of standard rooms, which can be divided or unified according to the real needs of the activities organized around a gallery and around the pivot point of vertical connection. The roof of the commercial building is flat and is occupied by a parking area serving the shopping centre and by the access to the tower for tertiary use.
